I'm looking for a market for an apartment complex in Tennessee with 600k in property losses last year. Two separate fires. Non-renewed by Travelers. Scottsdale, Western Heritage and Markel have already declined.

Middleoak may be an option you can get to them through Big I if you are a member and don't have a Middleoak contract. Also if it is sprinklered The Walnut Advisory Group may be an option depending on the type of tenant.

It would depend on what caused the fires. I would negotiate with Travelers for a much higher deductible and see if they go for it. I'd also advise the client to hire a 3rd party loss control company. The insured will most certainly be asked to provide in writing what has been done to remedy the situation to prevent future losses. Why did Scottsdale decline? I'm not surprised about Western Heritage or Markel; they have very strict underwriting.

Keith, you might want to try USG Insurance Services in Pittsburgh or Hull & Co., formerly DVUA. I know DVUA has access to Seneca for property coverage. Longshots would be The Karsanidi Group. They represent Great American - OR - Distinguished Programs in NY.
