Hi All,
I did a commercial GL vacant property in TX, client is doing remodeling to the property, all contractors have their own insurance, my client is worried if the workers would still can report a claim against him for any reason. The question is: do I need to add any coverage for him to make him safe until he finish remodeling his own property? any help here.
Thank you!

Does he have a written subcontract agreement in place with the trades that names him as additional insured and provides him with a hold harmless and indemnification agreement?

I can't give you that answer for sure, but it's a good start. As long as he has that and certificates of insurance showing GL AND work comp and MUST INCLUDE AI ENDORSEMENT ATTACHED.

I'd also check to see if the contractor's policy has an Action Over Exclusion.
