I'm looking for a short term builder's risk, prefer 3 months but willing to go out to 6 months. One for a primary home and another for a shop being built.

Hey Doug,

Have you tried usassure.com? They can provide you with national access to builders risk programs of up to $10 million or more. This is probably the first place you need to use. They can handle both basic rehabs and structural related rehabs; provided that your client has right documentation.

If it's a deal that more than 30% complete, or has expired, US Assure will not approve the risk. So, in that case, you'll need to find a E&S market that can write a Lloyds.
