Hello Everyone,

I am trying to quote a commercial building and the new owner(my client), doesn't know when the Electric, Heating, Roofing, plumbing was updated. What am I supposed to do?

contact the building dept in the particular town/city; if there were updates, permits would have been pulled.

Hi Moshe,

How old is the building?

You might check the county for permits to see if you can play detective and find out that way.

Or... it may have to go non-admitted markets due to age 'without' known updates...

You can also try propertyshark.com and look up the building details to see if any detail is given for the property.

If the electrical has been updated it will be noted on the door of the panel.

Depending on the size/value/cost of the building it may be prudent to have an inspection done. A residential inspection is about $300. It would probably save that much in insurance costs if given to the underwriter and the report looks good. Did the owner do any due diligence/inspection prior to purchase?

Yes, But the report says everything in form of it's condition, not year updated.

I always check the tax assessor's website for property details. I don't know about your state, but in Tennessee you can get details (year built, sq ftg, construction, stories, etc) to most commercial and residential properties on there. Good luck.
