Ask Your Peers  CG 20 37? Janitorial and Silt Fence Installation (Closed)

Good morning! I am having trouble locating a carrier that will write business for my subcontractor. He cleans new homes after they're built (residential janitorial), and also installs Silt Fences. He works directly with the Builder. The biggest issue I'm having is finding a carrier that will provide the CG 20 37, AI completed operations. I also need the usual items: Waiver of Subrogation, AI ongoing operations, Primary & non Contributory wording. They also are looking for no residential exclusions. The latter seems to be the hardest thing to comply with.

If anyone has any suggestions of carriers I can try out, that would be great. I attached the requirements (only looking for the GL portion)

First thing you should do is call the GC and negotiate out the need for CG2037. As a cleaning operation, there really is no exposure for completed operations. What type of claim could arise after their work is completed????....allegations of the home not being properly cleaned 8 months from now?

I've dealt with this exact issue with janitorial clients and have had success in getting the GC to amend requirements for my clients.

Your post didn't indicate where you're located, but Selective does a great job on janitorial services and can provide all the needed endorsements (most of which you can get via their GL extension endorsement(s)).

Don't forget to include some Voluntary Property Damage coverage !!!

Thank you so much for your words Wendi! I've fought K. Hovnanian so hard on this! First, there was this "drywall" exclusion I had to actually FIGHT, because the insured doesn't even do dry wall! The CG 20 37 they will absolutely not budge on, I think they are tired of me questioning their "requirements". 

Their reasoning for this Residential Limitation needing to be removed (I attached the form) is:

The exclusion does not cover their work “related to any newly constructed residential” development – and the site maintenance (silt fence installation and storm drain inlet protection) is related to our homes. We cannot accept the exclusion.

My carrier no longer wants me to try to fight or interpret this exclusion, so there isn't much I can do but to shop it around again.

I also heard Firemen's insurance of Washington or AmeriSure Mutual Insurance can help with this kind of risk? Anyone familiar with these carriers or work with them?
