Guardian Program

It takes more than blueprints to turn a project into reality. Construction work demands experienced people, the right equipment, careful coordination—and the right insurance program to protect the operation, the client, and the bottom line. Contractors face many third-party exposures from on-site injuries to property damage; a focused General Liability program helps manage those risks.

Introducing the Guardian Program from American Team Managers (ATM)

ATM’s Guardian Program is purpose-built to provide General Liability coverage for Developers, General Contractors, and Subcontractors. Tailored to construction industry exposures, the program combines meaningful coverage features with flexible underwriting so you can place quality accounts confidently.

Ideal Accounts and Eligibility

The Guardian Program is available to insureds that meet the following criteria: • Must be a Developer, General Contractor, or Subcontractor
• Must hold a valid contractor’s license issued by the state(s) where work is performed (when applicable)
• Must have at least three (3) years of experience in the trades to be insured
• Accounts with less than two (2) full years in business must provide a resume of experience
• New ventures are considered, subject to a minimum 5% surcharge
• No limitation on the amount of work subcontracted to others
You might have a client who is a licensed subcontractor that specializes in tenant improvements, or a general contractor managing mixed-use commercial renovations. Those kinds of residential and light-commercial accounts are often a good fit for Guardian.

Coverage Highlights

With the Guardian Program, your clients receive broad General Liability protection plus practical, broker-friendly features: • Simple online application for fast submissions
• Competitive rates and low down payment (15%)
• Blanket Additional Insured included
• Credits available for loss-free accounts
• Discounted endorsement bundles to tailor coverage
• Quick indications and option for up to $25,000 deductible / SIR

Underwriting Appetite and Restrictions

Guardian is designed to be selective — it targets typical contractor exposures while excluding higher-hazard work. Important exclusions include: • Asbestos, mold, lead & formaldehyde
• Montrose exclusion (specified environmental exposures)
• EIFS (synthetic stucco)
• Punitive damages
• New tract homes
• Condo & townhome subsidence exposures
• Work for HOA & condo associations
• Exterior work above three stories or 40 feet
• Overspray and action over claims
*Unless endorsed onto the policy
These exclusions help keep pricing competitive for standard renovation, tenant improvement, and light-commercial trades while steering clear of high-severity classes.
