Hello ! I am quoting a commercial building used as a warehouse how do I determine if its fire resistive or masonry non comstble etc ?

Need to know year of construction. Most new warehouses are built as all metal including roof which would be NC class. Older types are usually concrete block with a flat roof or built up with fram or wood with singles which would be JMas. Not too many fire resistive or mas/nc.

An underwriter gave this to me once and it has come in handy from time to time. Hope this helps....

1.Frame (Code 1)
Buildings where the exterior walls are wood or other combustible materials including construction where combustible materials are combined with other materials such as brick veneer, stone veneer, wood iron-clad, stucco on wood.

2.Joisted Masonry (Code 2)
Buildings where the exterior walls are constructed of masonry materials such as adobe, brick, concrete, gypsum block, hollow concrete block, stone, tile or similar materials and where the floors and/or roof are wood or other combustible materials.

3. Non-Combustible (Code 3)
Buildings where the exterior walls and the floors and/or roof are constructed of, and supported by metal, asbestos, gypsum or other non-ombustible materials.

4. Masonry Non-Combustible (Code 4)

Buildings where the exterior walls are constructed of masonry materials as described in Code 2, with the floors and roof of metal or other non-combustible materials.

5. Modified Fire Resistive (Code 5)
Buildings where the exterior walls and the floors and roof are constructed of masonry or fire resistance rating of one hour or more but not less than two hours.

6. Fire Resistive (Code 6)
Buildings where the exterior walls and the floors are constructed of masonry or fire resistive materials having a fire resistance rating of not less than two hours.

1. Frame (code 1): Buildings where the walls are wood or other combustible materials, including construction where combustible materials are combined with other materials (such as brick veneer, stone veneer, wood iron clad, stucco or wood)

2. Joisted Masonry (code 2): Buildings where the exterior walls are constructed of masonry materials such as adobe, brick, concrete, gypsum block, hollow concrete block, stone, tile or similar materials and where the floor and roof are combustible(disregarding floors resting directly on the ground)

3. Non-Combustible (code 3): Buildings where the exterior walls, floors and roof are constructed of and supported by metal, asbestos, gypsum or other non-combustible materials

4. Masonry Non-Combustible (code4): Buildings where the exterior walls are constructed of Masonry materials as described in Joisted Masonry above, with the floors and roof metal or other non-combustible materials

5. Modified Fire Resistive (code 5): Buildings where the exterior walls, floors and roof are constructed of masonry of fire resistive materials with a fore resistive rate of one hour or more, but less than two hours

6. Fire Resistive (code 6): Buildings where the exterior walls and the floors are constructed of masonry or fire resistive materials having a fire resistive rating of not less than two hours

The Construction Type is good info to know, but is many cases like this, it doesn't tell us the bottom line.
Sources to find out are:
Appraisal
Prior Owner / Landlord (Prior Policy Dec Pages)
Realtor
Get pictures from Property Appraiser web site
Call a Commercial Underwriter, and they have sources to determine

I was in the process of getting quotes today, and my client called the Landlord, who gave them their Insurance Broker, and they called the Broker and found out that is was MNC.
The Landlord / Owner gave us all the update dates, hydrant & fire dept distance, roof type.
