I have a 1 man home improvement contractor who will be doing framing, drywall, doors, windows, and siding. He did not indicate any roofs. He always subcontracts out the HVAC, plumbing, and electric. He confirmed that the subcontracting equates to about 60% of the work. I know I can go to the surplus market, but are there any standard markets that would write this? I have a few good artisan programs, but they cap out at 30-40% subcontracting.

Hello. I am looking for a carrier that would have an appetite for property & GL coverage for a retreat center that specializes in fitness & weight loss. Ever see the show "Biggest Losers". Well...this is kind of like that but the clients pay to come stay for a week or so where they go through a training. The way I see it, there are two components. One is to make sure that the property is properly insured. Second, need to make sure the owner of the business can get GL/PL coverage for her operations. The insured has been turned down by Markel & K&K already. Not sure what other markets to approach. Very interesting risk....kind of like a health club/hotel/retreat center. Challenging deal... Thanks for your thoughts on this one.
