Ian H. Graham Insurance Community Association Manager's Errors & Omissions (E&O) Insurance Program — Designed Exclusively for Community Association Property Managers
Affinity Specialty Program Network (ASPN) offers the Ian H. Graham Insurance (IHG) Community Association Manager’s Errors & Omissions (E&O) program — a specialized professional liability product built for licensed community association managers and the firms that serve homeowner associations, condominium associations, and cooperatives. IHG has relationships with more than 42,000 community associations and structures this program to address the operational and management exposures that commonly arise in association management.
Custom coverage for property manager exposures
E&O for community association managers is not one-size-fits-all. This IHG program targets claims that flow from decisions and services provided to boards and residents — for example, alleged discrimination when enforcing rules, disputes over bylaw interpretation, or claims arising from financial decisions and vendor oversight. The form is designed to reduce gaps in protection while extending coverage for the typical professional services performed by community association managers.
Program highlights
- Mediation incentive: If a claim is resolved through non-binding mediation prior to arbitration or litigation, the retention is reduced by 50% or $10,000 (whichever is less).
- Discrimination coverage: Defense for discrimination claims, including third-party claims brought by tenants or association members.
- Employment practices liability (EPL): Optional EPL coverage with endorsements for third-party discrimination available to qualified insureds.
- Wrongful acts: Coverage for wrongful acts by the insured and by individuals for whom the insured is legally responsible while performing professional services.
- Broad claim definition: Includes written demands for monetary or non-monetary relief, civil or regulatory proceedings, and formal investigations.
- Broad insured definition: Extends to former partners, officers, directors, or employees for services rendered during their tenure.
- Punitive damages: Coverage language addresses punitive, exemplary, or multiple damages subject to insurer restrictions on challenging insurability determinations.
- Worldwide territory: Coverage is global for eligible professional services.
Optional crime coverages
Optional crime and fidelity coverages can be added to protect association funds and client property. Available extensions include:
- Employee theft of client property
- Forgery or alteration (including personal accounts of principals)
- Theft, disappearance & destruction of money & securities
- Robbery or safe burglary of property
- Counterfeit currency or money orders
- Computer and funds transfer fraud
Target accounts and appetite
This program fits licensed community association managers, property management companies, and real estate firms that manage HOAs, condominium associations, or cooperative communities. Typical accounts that place well include managers who handle common-area maintenance, vendor contracting, covenant enforcement, assessment collection, and board advisement for single or multi-site portfolios.
Example placements you might bring: a regional management company overseeing multiple suburban HOA communities, or a licensed manager for a high-rise condominium association that needs E&O plus optional crime coverage for association funds.
Underwriting notes & exclusions
- Ownership exclusion — applies when an insured owns more than 20% of a private entity or more than 10% of a public entity.
- Illegal profit and fraud exclusions require final adjudication and, where applicable, do not automatically impute one insured’s acts to another.
- Optional EPL and crime coverages are available to qualified applicants; specific limits, retentions and endorsements are subject to underwriting review.
