Hi All, I'm in some uncharted territory, preparing to sell homeowners insurance in southern and coastal states. Our agency has yet to quote or issue any home policies down south, which is why I'm reaching out on here to see if anyone has any helpful tips or advice for me. The specific question has to do with building code grades, or the "Building Code Effectiveness Grading Schedule" (BCEGS) as it relates to writing homeowners policies. Now that we will be selling in states like Florida, where there are greater exposures to things like hurricanes, the Building Code Grade will likely be a rating factor. Does anyone on here has experience with issuing homeowners policies where these building codes were at play? Is there a specific type of document (home appraisal? other form?) that is used to verify the building code? What documentation/proof the insurance companies require? Basically any information at all about the BCEGS would be appreciated. I want to make sure we are fully prepared for this new factor when quoting and issuing homeowners business in new territory. + Multi Quote Top PS - in case this information is at all helpful... our agency uses a comparative rater, and there is a field that asks for the Building Code Grade. The options are "Ungraded" (which we have always used, here in the Northeast), or 1, 2, 3... up to 10. Thanks again everyone!

Hi, I have an insured who owns a building and leases to a restaurant and retail flooring store. A fire started in the restaurant which caused significant damage to the building. The building is now vacant and the rebuild will start within 60 days. I've had the building covered with Farmers Ins but the policy is being non-renewed 03/25/17. I've got a builders risk quote but need premise liability. Anyone know of a company that will write. Thank you. Dena Allen

Adding to the many perks of working at Facebook’s campus is now an opportunity to move in next door–because who isn't sick of their healthy work/life balance?+ The social media giant announced plans to erect a community development a mere 1.5 miles from the Menlo Park, Calif. sprawl. The $120 million, 630,00 square-foot complex will house 394 units including studio apartments and three-bedroom apartments, with a handful of units set aside for non-Facebook employees and low-income residents.Facebook hired local developers St. Anton Partners to helm the project located between the 101 freeway and salt marshes, according to the Wall Street Journal. The company has not disclosed how much they plan to invest. Construction begins this month and is expected to be complete in 24 months. I have a prospect that I have done numerous 1 day event policies in the past. They have access to a facility to hold events and fundraisers. The food will be provided by food trucks. They will also need building coverage as that is part of the agreement. Does anyone have advice for a standard market to cover this risk and what might the class be? I know it might be similar to a restaurant, but there is not the cooking exposure.
